I specialize in Probate and Trust sales. I have closed over 250 Probate sales in the last five years and have personally sold over 1,500 homes during my career. I can guide you through the process from beginning to end. I will advance money for repairs, clean outs, cash for keys, utilities, maintenance and shipping personal property at no extra charge. I work with attorneys that will file your probate with no upfront fees. I've been in Real Estate for over 30 years, helping homeowners receive top dollar for their homes in the least amount of time possible. I work all of Orange, Los Angeles, San Bernardino, San Diego and Riverside Counties, I've sold houses from Imperial Beach in San Diego to San Francisco and everywhere in between. No upfront fees
 
 
I will advance all costs for clean outs, cash for keys, repairs and rehabbing the property, utilities, maintenance and shipping valuables. 
All monies I advance will be reimbursed through escrow when the house sells and there is never an extra charge or interest for any money we advance. 


Clean outs
 
Some properties I sell are full of personal property and or trash.
I always recommend the family taking everything they want from the property before we start the clean out. Then you can sell anything left behind. 
Once you're done I will have the house, garage and yard clean out and the house professionally cleaned. 

 
Removing tenants with cash for keys 
 
If a property is tenant occupied and the tenant is not willing to leave the property will have to be sold as is. Tenant occupied properties always sell for less.
The tenants rent will likely be less than the current market rent. 
You eliminate home buyers looking to occupy the property when you sell with a tenant and limit the amount of offers you will receive. 
 
Cash for keys is a great option to entice a tenant to move. On average I will advance $2000 to $5000 to a tenant if they move within 30-60 days. In some cases I can advance more.
As always any monies we advance will be reimbursed through escrow when the house sells and there is never an extra charge or interest for any money we advance. 

If I am unsuccessful in removing the tenant I will retain our eviction attorney to start the eviction process to remove the tenant.
 
 
With regards to squatters 
 
I have been very successful in dealing with and removing squatters. 
We will meet the local police at the property with a locksmith to have the squatters removed and the property rekeyed. 
In some cases if necessary we will install a security system/alarm. 
 

The decision to sell as is or rehab the property to get top dollar?  
 
When you sell a property as is the price is obviously a lot less because the home will not qualify for financing so you limit the buyers to cash investors only who want to buy low to resale the property at a higher price.
 
If you allow me to advance the cost of a light rehab so the property will qualify for financing we open the property up to everyone in the market and will likely get a bidding war and top dollar.

There is no extra charge for the money I advance for the rehab and you approval all estimates before any work is done


The Probate process

I know the probate process from beginning to end. I help the attorneys with the probate process and follow up long after I've sold the house. I file and pick up certified documents at the clerk's office including petitions, letters and orders in all Counties. I will explain to you the two options for filing the petition, full or limited authority. I will help you figure out who the heirs are and who has priority with regards to the administration position. I'll explain the difference between an administrator and an executor. You may be required by the court to obtain a bond, if so you will have to qualify for that bond. If you do not qualify for the bond the attorneys I work with can help you.

Trusts and Wills 


If there is a valid trust and the property was properly deeded into the trust you will not need to do a probate. If there is a valid trust and the property was not properly deeded into the trust you may still have to do a probate just for the house. The other property and accounts mentioned in the trust will not have to go through the probate process. Call me for questions regarding your trust. 

If there is a valid Will the probate court will follow the instructions in the will and appoint the executor named in the will with authority
